The idea

A hotel is only as good as the spot it was built on.

Ours isn't built on one. It is engineered like a yacht and registered as a vehicle, so it can be lifted off one farm and set down on another in a matter of hours. When the mountains go quiet, it is already somewhere else.

Step one

Choose a country

Montenegro opens first. The rest follow as each farm network is built, one country at a time.

The signature

One residence, three seasons, one country

Montenegro is small enough that the mountains, the wine country and the sea are a few hours apart. So the same house stands in all three across a year, and it is never the one that sits empty.

June to September

The north

Durmitor, the Tara canyon, Biogradska Gora. Mountain pastures at 1,450m where the summer katun season runs.

April, May, October

The centre

Skadar Lake, Cetinje, the Crmnica wine valleys. The shoulder months, when the coast is cold and the mountains are wet.

Selected weeks

The south

A short, deliberately small stretch of coast. Kotor, Bar, Ulcinj, and only where a farm sits behind the water.

The residence travels on its own American chassis, by ordinary road, with nothing to dismantle and nothing to reconnect at the other end. It carries its own power, water and sanitation, which is what makes any of this possible.

Step two

Choose a residence

Two sizes, the same systems inside. Both run a full week with nothing connected.

01

It runs on nothing

Four lithium banks, seven solar panels, a shower that recycles most of its water and a toilet that needs no septic. Marine-grade climate control from -10°C to 40°C.

02

It stands on a working farm

Not a resort, not an empty field. You wake up on a farm that was already there, with the food, the animals and the people that come with it.

03

It leaves nothing behind

No foundations, no groundwork, no connection to any mains. When it goes, the field is a field again.

A different buyer

Built the same way, fitted out to serve

Bars and coffee units are the other half of what we build. They go to venues that already have a name, they carry that name on the outside rather than ours, and they are sold with the arithmetic written out instead of a promise. If you run a bar rather than book one, start here.

For the trade

Mobile bars and coffee units

Built to the same discipline as the residences, on a shorter chassis of its own and fitted out to serve. Within European towing dimensions, delivered to your pitch anywhere in the EU.

The platform

One platform: 18 ft

Bars and coffee units are built on an 18 ft twin-axle chassis. It is the size where a full working unit stops being a compromise, and it stays an ordinary road trailer rather than a heavy-transport job.

Why not shorter

A two-group machine, two grinders, a sink, under-counter refrigeration, water tanks and the battery bank all have to live in the same box. At 16 ft they compete for the same space and a second barista has nowhere to stand. The extra half metre gives the tanks and batteries their own compartment and keeps the working line clear.

Why not longer

21 ft is our house platform, sized for living space. For a serving unit the extra length adds weight and cost without adding anything you serve from.

Width and height are within road-legal limits, so the unit moves on public roads without an escort or a special movement permit. Layouts, both service-only and service with guest seating, are drawn to this footprint and adapted to your equipment.

At the pitch

It brings its own water. It expects power.

A pitch needs to be level ground with a socket or a generator on it, and nothing else. Water and waste travel with the unit, which is what makes a field, a courtyard or a car park bookable at the same rate as a venue with services already in it.

  • A 150 litre fresh tank, pump, filtration and softening sized for espresso equipment. It travels empty and fills on site, so no standpipe is needed at the pitch.
  • A 180 litre grey tank, deliberately larger than the fresh one, so it cannot overflow before the fresh runs out. Emptied at any standard point.
  • Its own refrigeration, holding temperature while the unit is towed and while it stands.
  • Shore power, 230 V 16 A single phase, with a distribution board, RCD protection and an external socket.
  • Generator input as standard, so the unit works at a festival site with no mains at all.
  • Everything the unit serves with travels with it; the ground supplies level and electricity, and nothing else.

Power is the one thing the standard unit does not carry. If you need it to work where there is neither mains nor a generator, that is the off-grid build: solar, a lithium bank and an inverter, sized to your equipment and priced separately. The specification page sets out what that costs you in weight.

A dark timber coffee unit standing on snow at dusk, string lights along the eaves, a fire bowl and a sheepskin bench beside the steps

A field in the snow with no standpipe, no drain and no building on it, with a generator behind the camera or a socket on the fence. That is the pitch the specification above is written for, and it is why a unit like this can be booked where a catering tent cannot. The images on these pages are renders: the outside is drawn to a customer's brief, the chassis and the equipment behind it are the specification.

How it works

You buy it. You run it. That is the whole arrangement.

The unit is sold outright to your company. No leasing, no revenue share, no franchise. You decide what it serves, where it goes, what it charges and who works in it, because it is yours.

Every unit is built to order. The prices on these pages are for the configurations we have specified; yours is designed around what it actually has to do, so the final figure moves with it in both directions. A shell finished to look right and pour at an event costs considerably less than a fully equipped coffee bar. A custom exterior, a particular machine, an interior matched to a venue you already run: all of it changes the number. Tell us what the unit has to do and we price that, not a catalogue item.

What you get

A finished unit in your own livery, delivered to your gate with its documents. Ours is the build and the delivery; after that the diary is yours.

What we keep doing

We are not a reseller. We specify the unit, control the build at every stage and hand it over ourselves, so the warranty is ours and you deal with us for the life of it. What is covered, and for how long.

Inside the bar fitted out as a Victorian public house: dark green walls, a panelled back bar of glasses and bottles, a wood stove and a pew along one wall, with dimensions marked
The same shell fitted out in white boarding: a zinc bar with two stools, a bench and table down one wall and a small wood stove

One shell, two briefs. Nothing structural differs between these two rooms: the chassis, the width, the aisle and the standing height are the same unit. What changes is everything a customer of yours will actually notice.

The same platform as a nail studio or a barbershop

This is the opposite of how the residences work, and the difference is deliberate. There we place the house on a farm and run the guests, because the owner is buying an income. Here you already have a business, a name and customers. You are buying equipment for it, not a service from us.

Included

The unit, and the first season with it

A trailer is a trailer. Anyone with a welder and a chassis can build one, and the ones that fail do not fail because the steel was wrong. They fail on the year that follows: the licence that took four months, the event whose calendar had closed in January, the supplier found in week nine. So the unit is handed over with that year written down.

Permits, for the countries you name

Which licence the unit needs where you intend to trade, who issues it, what it costs and how long it takes end to end. Written for the countries you give us rather than as a general page, because the answer in Croatia is not the answer in Austria.

What an outing is worth to you

The arithmetic further down this page, redone on your rates, your wages, your fuel and your season length, so when you quote a client you are quoting your own numbers, not ours.

Who to buy from

The suppliers behind the fit-out: kegs and cellar gas, glassware, coffee, consumables, and, which matters more, who services the machine in your region when it stops on a Saturday.

How the diary fills

Where the bookings actually come from: which organisers to approach, when their calendars close, what a deposit and a weather clause should look like, and what to charge for the outing that runs long.

It comes with the unit at no separate charge, and it is a document rather than a service: we are not running your diary, taking a share or standing between you and your customer. It is not legal advice either: your own lawyer signs the licence off. It is the list of things you would otherwise spend a first season finding out one at a time.

The numbers

What it earns, and when it is paid off

The rates below are not our projections. They are the published price lists of two working operators, a mobile pub in Ohio and a mobile coffee bar in Alberta, converted at $1 = €0.92. We do not model at that rate: every figure on the unit pages uses €1,450, our middle estimate for a European diary, which is below what these two charge.

What one outing brings in
LineCoffeeBar
Charged for the outing€1,610€1,610
Staff−€108−€144
Cost of what is served−€165€0
Fuel and towing−€60−€60
Cleaning, consumables, line service−€40−€100
Left over€1,237€1,306
The coffee figure covers three hours and 150 drinks with one barista, the package the Alberta operator sells. The bar has no drinks cost because the client brings the kegs, which is how the Ohio operator writes it; in exchange the outing costs more to run, since a pub has to be towed, set up and taken down by two people.
Seasons to earn the unit back, at €1,237 left over per outing

€110,0004.93.73.02.2
€130,0005.84.43.52.6
Taken at the coffee figure, the lower of the two; the bar pays back a little faster. Read it against your own diary rather than ours. A season of private events in Europe is roughly twenty weekends, so a busy operator lands between 24 and 40 outings. Anything at two and a half seasons or under is marked: that is the point at which the unit is a piece of equipment rather than a bet.

See the whole working

Counted: what you charge, less staff, stock, fuel and the running of the unit. Not counted: VAT, insurance, the cost of borrowing, the vehicle that tows it, or what the unit is still worth when it is paid off. The first four lengthen the payback and the last one shortens it. Every figure is at €18 an hour for labour.

Delivery

To your yard, not to a port

The unit is built in Istanbul and delivered to the address you give us anywhere in the EU: Germany, France, the Netherlands, Spain. Customs clearance and the import paperwork are handled as part of the delivery, and the price we quote is the price at your gate.

It arrives ready to work: on its own wheels, within towing dimensions, tested and cleaned down before it leaves the yard.

Buying it

Leasing and fleet terms

Leasing for an EU company

A unit is movable equipment with a serial number and an invoice, which is what a leasing company writes against. We prepare the invoice and the full build specification, and work with the provider you already bank with. Tell us what else your lessor wants to see and we put it together.

Fleets and white label

Caterers and event agencies ordering more than one unit get fleet terms and a build slot reserved across the order. Units can be delivered unbranded, or finished in your own livery from the factory rather than wrapped afterwards.

Terms are agreed per order, in writing. Tell us the number of units and the country the company is registered in, and you get a quotation rather than a range.

Before you ask the price

Questions we are asked first

Whose name is on the outside?

Yours. The unit is delivered unbranded, or finished in your own livery at the factory, painted into the build rather than wrapped over it afterwards. Nothing of ours appears on it.

Can I tow it with the vehicle I already have?

Both units are built within European towing dimensions, and the loaded weight is confirmed in writing before the build starts. You know which vehicle and which licence it needs before you commit to anything.

Can the layout be changed?

Inside the shell, yes: which side the counter faces, how many taps, which machine, where the till sits. The chassis, the shell and the services are fixed, and that is what holds the price where it is.

How long does it take to build?

A build slot is reserved against your order and the date comes with the quotation. We would rather give you a date we can hold than a lead time that reads well in an email.

What is not in the price?

The vehicle that tows it, your insurance, and whatever your own municipality asks of a business serving food or drink. The unit, its fit-out and delivery to your gate are in it.

What happens when something breaks?

The fit-out is commercial equipment you can already get parts for in Europe, not fittings of our own design. A machine, a tap or a fridge is replaced by whoever services the rest of your bar.

    What one outing leaves you

€1,450 is an estimate, and we say so. The rate we can actually cite is North American: two working operators publish €1,610 for a booking of this kind, converted from dollars. We model below what they charge rather than at it, and your own diary decides how many outings a season holds.

    Mobile salons

A nail studio of four stations and a three-chair barbershop, on the same 18 ft platform as the bars. Both run off the grid as standard, which the bars do not, because a salon's load is light enough to carry.

    The deal

We build it and sell it

We do not rent it, we do not take a share of what you earn, and we do not operate it for you.

Each unit is built to your specification: your layout within the platform, your finishes, your equipment. Prices move with the build, so the figures here are ranges rather than a fixed list.

Under 3,500 kg the unit is an ordinary braked trailer: towed by a pickup or van on a BE or B96 licence, moved by you or by any local haulier, with no heavy-transport carrier and no special movement permit. Width and height are within road-legal limits.

Entry is on the short end wall. That is not a styling choice: a side door costs a metre of usable length and breaks the line of workstations, and without it the fourth station does not fit.

Four chairs do not fit on this platform. A barber needs clear floor around the chair, and a backwash unit is not optional.

    Power

Off the grid as standard, and no generator

Both configurations run off-grid as standard and both accept shore power where it exists. This is where a salon differs from a bar: an espresso machine and a keg fridge draw continuously, so those units expect a socket. A salon's load is light and comes in pulses, so it can carry its own.

    Nail studio

LiFePO4 battery, 15 kWh. Inverter 3 kW. Solar 1.5 to 2 kW on the roof. Typical draw 0.6 to 0.9 kW; a shift takes 6 to 9 kWh, or 10 to 15 with air conditioning in summer.

Curing lamps run in pulses and a dust extractor draws 60 to 100 W. The unit charges overnight at base and works the day on the battery, with solar covering most of the cooling in summer.

    Barbershop

The same 15 kWh battery and 1.5 to 2 kW of solar, but a 5 kW inverter with 10 kW of peak. Dryers are brushless, 1.0 to 1.2 kW each. Water and cabin heat come from a diesel heater rather than an element.

Hair dryers are the hard part, and they are solved in layers rather than with a generator.

    • Brushless dryers do the same work at half the draw, because the air speed does the drying rather than the heat: three of them peak at 3.0 to 3.6 kW instead of 6 to 7.
    • A load manager stops all three running at full power at once, which brings the peak down again.
    • Dryers run for minutes, not hours. Over a full shift, drying accounts for 2 to 3 kWh. What matters is the peak, and that is what the 10 kW of inverter headroom is for.
    • The larger consumer is not the dryers but hot water. An electric instant heater would draw 5 to 7 kW for as long as the basin runs, so the water is heated with diesel instead: the same fuel as the tow vehicle, almost no electricity, and cabin heat in winter as well.
    Water

Small tanks, because the water goes round

A closed-loop recirculation system filters and returns the water, so the tanks are there for make-up and the first fill rather than for a full day's supply.

    TankNail studioBarbershop
    Fresh60 l100 l
    Grey80 l120 l
Grey capacity is always larger than fresh, so the waste tank cannot overflow before the fresh water runs out. Tanks travel empty and fill on site.

Against the conventional 400 and 500 litre arrangement this saves roughly 700 kg, and that saving is precisely what makes the off-grid pack fit under 3,500 kg.

    Climate and air

More air handling than a coffee unit, not less

    • Inverter split heat pump, heating and cooling from one unit.
    • Insulation: 60 mm PIR in the walls, 80 mm in the roof, 50 mm in the floor, a thermal break at the frame, double glazing.
    • Nail studio: source extraction at every station plus ridge ducting. Acetone vapour and filing dust are the reason this configuration carries more air handling than a unit that serves coffee.
    • Barbershop: ridge extraction, with the diesel heater providing cabin heat.
    Weight

A budget, and every option spends from it

    ItemApproximately
Recirculation instead of large tankssaves 700 kg
Off-grid pack: battery, inverter, solar200 to 250 kg
Lifting side panel and tent, if specified150 to 200 kg

The consequence is worth stating plainly: a maximum-equipment build and a maximum-autonomy build pull against each other. We tell you where the trade sits for your configuration rather than discovering it at handover.

    Options

    Three things worth deciding early

    Lifting side panel

The long side is hinged at the roof line and lifts on gas struts to form a canopy, with a tent enclosing three sides and a deck at floor level. In summer it adds two working stations outdoors; in winter it stays shut and the unit works on its internal stations alone. Available on all configurations.

    Mirrored glazing

One-way mirror film on the side windows, and worth knowing how it behaves: the effect depends on the light being brighter outside than in, so it reverses after dark when the interior is lit. If evening privacy matters, specify switchable glass or blinds alongside it. It also cuts solar gain noticeably, which is a real saving on cooling in an Adriatic summer.

    Shore power package

230 V 16 A inlet, distribution board and external socket, for sites where mains is available.

    Handover

    Lead time, documents, warranty

Two to three months from deposit to a finished unit, plus about a week for delivery. The build slot is confirmed when the order is placed.

We are not a reseller. We specify the unit, control the build at every stage, and hand it over ourselves. The warranty is ours.

    • Chassis registration documents and plates, and EU type approval.
    • Declaration of conformity for the body.
    • CE documentation and manuals for every installed item.
    • Electrical certificate for the on-board installation.
    • Technical file: drawings, weights, tank capacities, wiring and plumbing diagrams.
    • A written permit guide for the country where the unit will operate.

    Permits

A unit on wheels is still not a building

The principle is the same as for the bars: movable property rather than construction, so there is no building permit. What you need instead is the right to be on the land, a registered business, a local placement approval where the municipality requires one, and registered chassis and insurance.

One difference matters for a salon. A beauty or barbering service carries its own sanitary and hygiene licensing, separate from the food rules that apply to bars and coffee units, and it is usually the sterilisation and waste requirements an inspector looks at first. The unit is built to meet them: a sterilisation cabinet, a hand basin separate from the service basins, and closed waste storage. The licence itself is issued to you as the operator, and your municipality or health authority confirms what it requires.

This describes the framework we build to. It is not legal advice, and the requirements on your specific plot are confirmed by your own lawyer or your municipality before the unit is placed.

The legal status in full, country by country

    The numbers

    What a nail studio earns

These are our working assumptions, not a promise. They are set out line by line so you can argue with them rather than take them on faith.

The model is a nail studio: four stations, eighteen shifts a month, an average ticket in line with current Montenegrin pricing. A unit at €45,000.

One month, three levels of occupancy
OccupancyRevenueCosts, technicians includedOwner's profitPays the unit back in
    70%€8,870−€6,565€2,30520 months
    85%€10,770−€7,630€3,14014 months
    100%€12,670−€8,690€3,98011 months
Revenue moves in proportion to occupancy; costs do not, because about €1,600 a month of them is there whether the chairs are full or empty.
    Where it goes

    The technician is the product

At 85% occupancy the technicians take 45% of revenue, about €4,850 of €10,770. Materials are 10 to 12%, and fuel and local fees are most of the rest.

Technician pay is the largest line by a wide margin, and it is a share of revenue rather than of profit. That is how this trade works: the person is what the client is booking.

    Before you use these

    What the table leaves out

    • Payroll taxes are not in it. If technicians are employed, contributions sit on top; if they are registered as sole traders working for a percentage, which is the norm in this trade, the picture is different. Your accountant decides which applies to you.
    • The tow vehicle is not in the unit price, and a return should be worked out on what you actually spend rather than on the unit alone.
    • The first two or three months will not reach 70%. A new format takes time to fill a diary, and six months to working occupancy is the realistic assumption.
    The case that changes it

    If you are the technician

Most buyers of a unit like this work in it. Then the 45% is not paid out, and the arithmetic looks quite different, but exactly how different depends on how many of the four stations are worked by someone on a percentage.

At 85% occupancy, monthly, to the owner
Who works the four stationsTo you
Four technicians, each on a share€3,140
You at one station, three on a share€4,350
Nobody on a share: you and people who are not paid a percentage€7,990
The last line is the one worth reading carefully. One person cannot work four stations, so it only holds where the others are family or partners rather than technicians on 45%. It is the ceiling of this model, not its expected case.
    Your menu

    Put your own prices in

Type in below every line you would actually serve, and the same arithmetic that is published on the economics page runs on your numbers instead of ours.

One difference worth naming before you start. The figures we publish are a hire: an organiser books the unit for a fixed fee, and on a draft bar they often bring the stock themselves. This page is the other way of earning: the till, where guests buy from you and the stock is yours. Most operators do both, and the two give different paybacks on the same unit, which is exactly why it is worth putting your own numbers in.

    What you sell

    One outing, line by line

It assumes every outing sells the quantities you typed and nothing spoils, and it leaves out what your own business already costs you: the vehicle that tows it, insurance, your accountant, the diary you have to fill. Nothing is sent anywhere: the numbers stay in this browser.

Where our own figures come from

Send us your numbers and we will price the unit around them

    The build

    The unit, specified

One platform, 18 ft, twin-axle. Everything below is the standard build; the fit-out on top of it is drawn to your brief and priced with it.

    Technical

    What it is made of

    Chassis
Twin-axle, braked, EU type approval, registration plates and papers included
    Weight
Built to stay under 3,500 kg gross. The final figure depends on the configuration you order
    Power, standard
Shore connection, 230 V 16 A single phase, full distribution board, RCD protection, external socket. Generator input as standard
    Water
150 litre fresh tank, pump, filtration and softening sized for espresso equipment. Tanks travel empty and fill on site
    Waste
180 litre grey tank, larger than the fresh one so it cannot overflow first. Emptied at any standard point
    Insulation
60 mm PIR in the walls, 80 mm in the roof, 50 mm in the floor, a thermal break at the frame, double glazing
    Climate
Inverter split heat pump, heating and cooling from one unit, sized to the interior
    Capacity
Up to 8 guests inside. Served through the hatch there is no limit beyond how fast the equipment pours
    Crew
Comfortable for one, workable for two at peak
    Set-up on site
Four drop-leg stabilisers, level ground, no foundation, no groundworks

The weight line is the one that decides how you live with the unit. Under 3,500 kg gross it is an ordinary braked trailer, towed by a suitable pickup or van on a BE or B96 licence and moved by you or by any local haulier. Above it, every single move needs a specialised heavy carrier. That is why the figure is a budget we manage rather than a number we quote loosely.

    Optional

    Off-grid, if you need it

The standard unit expects a power connection or a generator. If you want it to work where there is neither, we build it off-grid: solar array, LiFePO4 battery bank, inverter and charge controller, sized to the equipment you have chosen.

This is priced separately and it is not a small line. Espresso machines and refrigeration are heavy consumers, so the pack has to be built around your actual equipment list rather than a standard figure. Tell us the machine and the hours you want to run, and we size it and quote it, including how long the unit works on a full charge and how fast it recovers.

Worth knowing before you ask for it: the pack adds weight, and weight on this platform is the budget above. In practice an off-grid build and a maximum-equipment build pull against each other, and we tell you where that trade sits for your case rather than discovering it at the weighbridge.

    Lead time

Two to three months, plus about a week to deliver

The build slot is confirmed when the order is placed. Delivery takes roughly a week to the countries we currently serve.

    Handover

    The documents it comes with

We are not a reseller. We specify the unit, we control the build at every stage, and we hand it over ourselves.

    • Chassis registration documents and plates.
    • EU type approval for the chassis.
    • Declaration of conformity for the body.
    • CE documentation and manuals for every installed item: machine, grinders, refrigeration, water system, electrical.
    • Electrical certificate for the on-board installation.
    • Full technical file: drawings, weights, tank capacities, wiring and plumbing diagrams.
    • A written permit guide for the country where the unit will operate.
    Warranty

Given by us, not passed along

    Body, structure and joinery
    3 years
    Chassis, axles and brakes
    2 years
Water, electrical and, where fitted, solar
    2 years
    Installed equipment
The manufacturer's own warranty, registered in your name and handled by us if anything goes wrong

Wear items, damage from misuse, and equipment serviced by third parties are excluded, as with any equipment warranty.

    Legal status

A unit is not a building

It is a registered trailer on a twin-axle chassis with plates and papers, and for as long as it stands on its wheels it remains movable property.

    The principle

    What that one fact changes

You are not applying for a building permit, you are not going through a design and construction approval, and the unit does not become part of the land it stands on. You keep the right to move it, sell it or take it with you.

The line to respect is the same everywhere: a unit on wheels, without foundations and without hard connections to mains services, is a vehicle. A unit set on blocks, with the wheels removed and pipes buried into the ground, starts to look like a building to an inspector, whatever the paperwork says.

    Instead

    What you do need

    • The right to be on the land: your own property, or a written agreement with the owner. On public ground, a lease or a placement approval from the municipality.
    • A registered business and a hospitality or trade licence, with the food-safety requirements that apply to any mobile serving point.
    • A local placement approval, where the municipality requires one for a unit standing on the same spot through a season.
    • Registered chassis and insurance for towing on public roads.
    Montenegro

Temporary objects, decided by the municipality

Montenegrin municipalities regulate this through their own decisions on temporary objects, adopted under the national planning and construction law. Each municipality has a Programme of Temporary Objects setting out where they may stand and under what urban conditions, and it covers private land as well as municipal land.

    • Placement is approved by the municipality, not through a construction procedure.
    • On private land the approval typically runs up to one year and not less than two months, renewable, and is tied to the land keeping its current planned use.
    • A local communal fee is payable for placing a temporary object, on private land as well as municipal land.
    • An approval to carry out the activity is required alongside the placement approval.
    • The coastal strip is Morsko dobro and sits under a separate regime with its own authority. A unit standing on the coast is a different procedure from one standing inland.
    Croatia

The wheels are the whole argument

Croatian practice draws the distinction sharply. A mobile unit on wheels is a movable object, not permanently attached to the ground, so it does not fall under the Construction Act and no building permit is issued for it. A kiosk or a prefabricated structure built on private land does need one, which is exactly why the wheels matter.

    • The unit may be placed where the spatial plan for that location allows it, and the local planning department is the office to ask.
    • What turns a mobile unit into a building in the eyes of an inspector is permanence: foundations, buried service connections, and continuous use as fixed premises.
    • Agricultural land is the strictest category. It is intended for agricultural production and the buildings that serve it, so anything permanent there is a separate and much harder conversation. A unit on wheels avoids that conversation as long as it stays mobile.
    • Serving guests requires the hospitality activity to be registered, with the food-safety requirements that go with it.
    Georgia

A category built for exactly this

Georgian law has a non-stationary trading place: a temporary structure made of assembled elements or a mobile system, as opposed to a permanent building. Building permits in Georgia are tied to building classes, and a mobile serving unit is not treated as a construction project in the way a permanent café building is.

    • The unit is registered and operated as a vehicle plus a registered business, not as construction.
    • Placement is agreed with the landowner on private land and with the municipality on public land.
    • Local rules on trading objects and their placement are set at municipal level, so Tbilisi and Batumi are asked separately.
    • Food-safety registration with the National Food Agency applies to serving, as it does to any mobile point.

This page describes the framework we build to and the questions we help you answer. It is not legal advice. The requirements on your specific plot are confirmed by your own lawyer or your municipality before the unit is placed, and we give you the written guide to take to them.

    Price and economics

What the price is made of, and when it comes back

Every component we costed, what each one adds, and the arithmetic of a season, separately for the bar and for the coffee bar. Disagree with a line rather than with the conclusion.

    Why the price moves

The shell is ours. The equipment is your choice.

Two units off the same drawing can differ by twenty thousand euro, and all of that difference sits in the equipment. Some buyers already own machines. Some have a supplier they have worked with for years. Some want one particular espresso machine and nothing else. We build the trailer around whatever you decide, and the price follows that decision rather than a price list of ours.

If you bring your own equipment, its line simply comes out of the quotation. What stays is the shell, the services and the fitting, and we will say plainly whether what you have will work in a trailer that moves.

    What we build

The shell, and everything that makes it road-legal

This part does not change with the fit-out. It is the same trailer under a draft bar and under an espresso counter: the chassis, the body, the services, the paint and the papers.

    The shell, line by line
    ComponentPrice
    Twin-axle braked chassis, 18 ft, EU type approval€6,500 – €8,500
Frame and insulated sandwich panels, body€7,000 – €10,000
    Serving hatch, roller shutter, awning€2,000 – €3,500
    Door, glazing, lock€1,000 – €1,500
    Interior finish: stainless steel, food-grade floor€3,000 – €4,000
Electrics: consumer unit, CEE inlet, sockets, lighting€2,000 – €3,000
Water: tanks, pump, water heater, two sinks€1,500 – €2,500
    Buffer battery, 5 kWh, and inverter€2,500 – €4,000
    Paint and the customer's livery€1,500 – €3,000
    Assembly, labour€7,000 – €10,500
    Homologation, registration, documents€1,500 – €3,000
    The shell, complete€36,000 – €53,500
A buffer battery, not autonomy. A bar at an event stands on shore power; it does not need the week of independence a residence is built for, and it is not paying for it.
    The draft bar

    What goes into pouring

Built around the glycol line, because that is what decides whether the last pour at midnight is the same temperature as the first one at noon.

The bar fit-out, line by line
    ComponentPrice
    Glycol chiller€3,500 – €5,000
Python line and fittings for six taps€1,500 – €2,500
    Font tower, six taps€1,000 – €2,000
Refrigeration unit for the keg room€2,500 – €4,000
    Two under-counter fridges€1,500 – €2,500
    Ice well and speed rail€1,000 – €1,500
Glass wash sink, hand basin, water heater€1,000 – €2,000
Pouring counter, drip tray, glass rinser€2,500 – €4,000
    Back bar: shelving, lighting€1,000 – €2,000
CO₂ and nitrogen: cylinders, regulators, gas line€500 – €1,000
    The bar fit-out€16,500 – €26,000
Six taps is the common configuration; four and twelve are both possible and both move the chiller, the python and the tower.
    The espresso bar

Where the choice of machine changes everything

The espresso machine and the grinders are the single largest variable in the whole quotation. A mid-range two-group and a La Marzocco Linea are eight thousand euro apart, and the trailer around them is identical.

The coffee fit-out, line by line
    ComponentPrice
    Two-group espresso machine, mid-range€8,500 – €12,500
    Two on-demand grinders, mid-range€1,500 – €3,500
    Water treatment, softener, pump€1,000 – €2,000
    Under-counter milk fridge€1,000 – €1,500
    Tamper, knock box, tools€500
Bar station: speed rail, ice well, gastronorm inserts€1,000 – €2,000
    Blender and shaker station€500 – €1,500
Glass wash sink, hand basin, water heater€1,000 – €2,000
Back counter, shelving, lighting, POS stand€1,000 – €2,000
    The coffee fit-out€16,000 – €27,000
    The same, with top-tier machine and grinders€28,500 – €39,000
The top-tier line replaces the machine and the grinders and leaves the rest untouched. That is the whole difference between the two figures.
    The price

    What a unit comes to

Delivered to your gate, in your own livery, with the papers. The spread inside each line is the equipment, not our margin, which stays the same across the whole range.

    Delivered price
    UnitPrice
    Draft bar€52,000 – €79,500
    Espresso bar, mid-range equipment€52,000 – €80,000
    Espresso bar, top-tier equipment€64,000 – €92,000
Quoted per order against the specification you approve. Bring your own equipment and those lines come out; specify something we have not costed and we will price it before you commit.
    The bar, in numbers

    What a draft bar earns

The client brings the kegs, so there is no drinks cost on our side. In exchange the outing costs more to run: a pub has to be towed, set up and taken down by two people.

    One outing
    LineAmount
    Charged for the outing€1,450
Staff, two people for four hours−€144
    Fuel and towing−€60
    Cleaning, consumables, line service−€100
    Left over€1,146
At €1,450 an outing and €18 an hour for labour, a middle estimate for western Europe. The one rate we can point at is North American: the Ohio and Alberta operators who publish theirs.
A season, and when the unit is paid off at €66,000
    SeasonLeft overSeasons to pay off
    18 outings€20,6283.2
    24 outings€27,5042.4
    30 outings€34,3801.9
    40 outings€45,8401.4
Taken at €66,000, the middle of the range. A cheaper build pays back sooner, a dearer one later, and the arithmetic is the same either way.
    The coffee bar, in numbers

    What an espresso bar earns

One barista, three hours on site, a hundred and fifty drinks: the package the Alberta operator sells. Here the drinks do cost something, because you are the one supplying them.

    One outing
    LineAmount
    Charged for the outing€1,450
    Barista, six hours including travel−€108
    Beans, milk, cups: 150 drinks−€165
    Fuel and towing−€60
    Cleaning and consumables−€40
    Left over€1,077
At €1,450 an outing and €18 an hour for labour, a middle estimate for western Europe. The one rate we can point at is North American: the Ohio and Alberta operators who publish theirs.
A season, and when the unit is paid off at €66,000
    SeasonLeft overSeasons to pay off
    18 outings€19,3863.4
    24 outings€25,8482.6
    30 outings€32,3102.0
    40 outings€43,0801.5
Taken at €66,000, the mid-range build. The top-tier machine adds about twelve thousand to the price and nothing to the revenue. It buys queue speed and the look of the counter, not a higher rate.
    The edges

    What these numbers rest on

Component prices here are market estimates, not quotations we have been given. The rate of €1,450 an outing is an estimate for western Europe; the only rates we can point at are the two North American operators who publish theirs. Both will move when we have invoices and European operators to compare against, and we will publish what changes.

Not in the price: VAT, the vehicle that tows it, your insurance, and whatever your own municipality asks of a business serving food or drink.

    The network

    Farms

Working households and highland pastures that host our residences. Each one was already there, doing its own work.

A residence standing at the edge of a working farmyard: stone house, timber barn, tractor, vegetable beds and grazing goats
A corner of the yard, and nothing built for us
    Q1 2027

Be there for the first season

Booking is not open. The first residences deploy in Montenegro in Q1 2027, and we contact this list before anything else. Tell us roughly when you'd want to come and we'll write when those dates exist.

Buying a bar or a coffee unit is a different conversation, and that one is open now. Say which unit in the box below and you get a quotation rather than a place on a list.

We answer every message ourselves, from yuri@korsakovgroup.com.

    For farm owners

Host a residence on your farm

You keep farming. We put a residence on a corner of your land and bring the guests to it.

    01

    No rent, in either direction

There is no lease and no site fee either way. What you get instead is guests: people who arrive, eat, buy and book what you already offer.

    02

    You sell your own produce

Farm Store sales run through the platform and you keep 85%. Dinners, tastings, riding, walks and classes are yours to price and yours to run.

    03

    Nothing to build

The residence brings its own power, water and sanitation. No connections, no groundwork, no building permit on your side.

    Where we actually are

No residence has been built to production specification yet. There is one prototype, from 2023, and the first units are due in Montenegro in Q1 2027.

So we can't promise you a number of guests or a season's income. What exists today is signed framework agreements with farms, a confirmed manufacturer, and terms that cost you nothing until a residence is actually standing on your land.

    Write to us

Tell us where the farm is and what you already do there.

We read every message and answer ourselves.

    Korsakov Group

    About Tiny Mansion

It started with a trailer built by hand, over two years, mostly wrongly.

What came out of it was a simple observation: the trouble with a beautiful place to stay is that it can only ever be in one place.

So we built the other thing. A residence engineered like a yacht, registered as a vehicle, able to run a full week with no power, water or drainage connected to it. It stands on a farm for a season and then it goes somewhere else.

We don't own land and don't intend to. Across Europe there are farms with owners, with land, and with almost no income, and they are better places to wake up than anything we could buy. We work with them instead.

The first twenty-five residences deploy across Montenegro from Q1 2027: the mountains of the north, the wine country in the middle, and a small number of coastal sites in the south. Croatia follows, then further afield.
